FLORIDA HOME INSPECTORS

In the state of Florida, Home inspectors perform a visual inspection and provide a written professional opinion of the condition of an existing home.  The Home Inspector describes the condition of the home at the time of inspection but does not guarantee future condition, efficiency, or life expectancy of systems or components. The areas covered in an inspection are: the structure, electrical system, HVAC system, roof covering, plumbing system, interior components, exterior components, and site conditions that affect the structure.

A savvy buyer will make their real estate transaction contingent upon an inspection.  Meaning that each time a home is sold, there should be need for a licensed Home Inspector.  With the housing and construction industry on the upswing, the need for these inspectors will only become greater.

In case you have been thinking of obtaining your Home Inspector’s license, here’s what you’ll need to do:

  • Pass the National Home Inspector Examination (NHIE) given by the Examination Board of Professional Home Inspectors (EBPHI).
  • Complete a 120-hour course.
  • Submit to a criminal background check, be of good moral character, and obtain a $300,000 commercial general liability insurance policy.
  • Submit an application and fee.
