In Florida, a residential contractor is defined as a contractor whose services are limited to construction, remodeling, repair, or improvement of one-family, two-family, or three-family residences not exceeding two habitable stories above no more than one uninhabitable story and accessory use structures in connection therewith.
In Florida, residential contractors are required to sit for two different exams to qualify for the license that allows you to operate in the state.
To legally operate as a residential contractor in Florida, you must obtain the appropriate licensing from the state. To become a licensed residential contractor, you will need to provide proof of net worth, liability insurance, experience, and you will also need to take two pertinent tests. If you pass, you will then receive licensing for two years. To renew your license every two years, you must participate in a small amount of continued education in order to qualify for renewal.
To get your Florida residential contractor’s license, the following is required:
- Show 48 months on jobs with at least 12 months as a foreman.

- A combination of college and experience totaling at least 48 months with at least 12 of those months as a foreman.
Show substantial responsibility in at least four of the following areas of residential construction including active and proven experience with:
- Foundation/Slabs
- Masonry walls
- Trusses
- Structural wood framing
- Column erection
- Formwork for structural reinforced concrete
